These Terms of Service ("Terms") govern your use of this website and your communications with Land Farm Geo LLC ("Land Farm Geo," "we," "us," or "our"). 2. About Land Farm Geo
Land Farm Geo LLC is a Wyoming limited liability company that buys land directly from owners. We contact property owners who may be interested in selling and, where there is mutual interest, make offers to purchase land.
3. Not a broker or agent
We are a direct buyer of real property. We are not a real-estate broker, agent, or salesperson, and we do not represent you or list your property for sale. We do not provide legal, tax, financial, or real-estate brokerage advice. You should seek independent professional advice before entering into any transaction.
4. No guaranteed offer
Nothing on this site is an offer to purchase any specific property, and submitting the form does not obligate you or us to anything. Any offer we make is informational, non-binding until reduced to a signed written purchase agreement, and subject to our review of the property, title, and other factors. Offer amounts, if any, are estimates and may change.
5. SMS / text messaging terms
These terms apply to the Land Farm Geo LLC text-messaging program (the "Program"). By opting in, you agree to these terms.
- Program description. If you provide your mobile number and opt in, you will receive text messages (SMS/MMS) from Land Farm Geo LLC about your property and any offer to purchase it, including recurring and automated messages.
- Opt-in & consent. You opt in by checking the SMS consent box on our form and submitting your mobile number. Consent is not a condition of any purchase, sale, or other service.
- Message frequency. Message frequency varies depending on your interactions with us.
- Cost. Message and data rates may apply according to the terms of your mobile plan. We do not charge for the messages, but your carrier may.
- Opt-out. You can cancel at any time by replying STOP to any message. After you send STOP, we will send a single confirmation and then stop sending messages. To rejoin, opt in again.
- Help. Reply HELP for help, or email legal@landfarmgeo.com.
- Supported carriers. Major U.S. carriers are generally supported. Carriers are not liable for delayed or undelivered messages.
- Privacy. Your mobile opt-in and consent information is handled as described in our Privacy Policy and is never sold or shared with third parties for their marketing.
6. Your submissions
You agree that the information you submit is truthful and that you are the owner of the property you describe or are authorized to act on the owner's behalf. You grant us permission to contact you using the information you provide, by the methods described here and in our Privacy Policy.
7. Intellectual property
The content, design, logos, and materials on this site are owned by or licensed to Land Farm Geo LLC and are protected by law. You may not copy, reproduce, or use them without our prior written permission.
8. Third-party links
This site may link to third-party websites or services we do not control. We are not responsible for their content, policies, or practices, and linking does not imply endorsement.
9. Disclaimers
This site and our communications are provided "as is" and "as available," without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be uninterrupted, secure, or error-free, or that any information on it is complete or current.
10. Limitation of liability
To the fullest extent permitted by law, Land Farm Geo LLC and its members, managers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of data, revenue, or profits, arising from your use of this site or our communications, even if advised of the possibility of such damages. Our total liability for any claim relating to the site will not exceed one hundred U.S. dollars ($100).
11. Governing law
These Terms are governed by the laws of the State of Wyoming, without regard to its conflict-of-laws rules. You agree that any dispute relating to these Terms or the site will be resolved in the state or federal courts located in Wyoming, and you consent to their jurisdiction — except where applicable law gives you the right to bring a claim elsewhere.

We may update these Terms from time to time. When we do, we will revise the "Last updated" date above. Your continued use of the site after a change means you accept the updated Terms.
